How Long Do Water Heaters Last?

The honest answer depends on the type of heater, the water it heats, and how it is treated — but there are solid averages you can plan around.

Lifespan by Type

  • Conventional tank (gas or electric): 8–12 years. The glass-lined steel tank is the weak point: once corrosion eats through, the unit is done.
  • Tankless: 15–20 years. A.O. Smith's own guidance puts tankless units at 15 to 20 years — nearly double a tank heater. No storage tank means no tank to rust through, and heat exchangers and burners can be replaced as parts.
  • Heat pump (hybrid) water heaters: 10–15 years. The tank follows the same corrosion rules as a conventional unit, but the compressor and electronics add their own wear.

Lifespan by Brand

Manufacturers rarely publish a promised lifespan — they publish warranties, which are a good proxy. Residential tank warranties cluster around 6, 9, and 12 years, and a 12-year-warranty tank from A.O. Smith, Rheem, or Bradford White is built with heavier anode protection than the same maker's 6-year model. The same holds for sister brands — State, Reliance, Ruud, and Richmond — which roll off the same production lines. For Kenmore units, the lifespan depends on which manufacturer actually built the tank, which the serial number will tell you.

What Shortens a Water Heater's Life

  • Hard water. Dissolved minerals settle out as sediment, insulating the bottom of the tank, overheating the steel, and accelerating glass-lining cracks. In hard-water areas, annual flushing is not optional.
  • A dead anode rod. The anode rod corrodes in place of your tank. It typically lasts 3–5 years in hard water; once consumed, corrosion moves to the tank walls. Replacing it on schedule is the highest-value maintenance there is.
  • Excessive temperature. Running the thermostat at 140°F or higher speeds up every chemical reaction involved in corrosion and scale. 120°F is the Department of Energy's recommended setting for most homes.
  • High pressure. Sustained pressure above 80 psi stresses the tank and fittings; a failing expansion tank makes it worse.

What Extends It

Flush a few gallons from the drain valve yearly (descale tankless units the same way), test the pressure-relief valve, replace the anode rod when it is down to a wire, and keep the thermostat at 120°F. None of this costs much — together it can be the difference between an 8-year tank and a 14-year one.
